Sales Price Data
Median and average sales prices of new and existing homes given below are compiled from actual and up-to-date information pertaining to residential, single-family home sales in these counties for calendar year 2010. These data, collected locally, become part of a comprehensive database maintained by the Division of Property Assessment (Comptroller's Office, State of Tennessee). This gives us a unique opportunity to validate the sales price data in comparison to assessed values of both property and improvement. In addition, information in the database enables us to restrict our analysis to actual arm's length transactions.
All files include sales volume and median sales price by county or Metropolitan Statistical Area. Additionally, 2010 Summary by County includes median and average sales price by county and 2010 Home Sales by MSA includes median and average sales price by MSA.

A few transactions were excluded from the analysis based on aforementioned validations. Those excluded were characterized by one of the following:
- Very high ratios of sales price to actual assessed value,
- High ratio of land value in the sale price, suggesting a vacant lot or land-based sale, or
- Very low improved property values assessed (<$10,000) indicating probable substandard nature of the dwellings.
In 2010, we changed our methodology in determining the single-family home sales in Shelby County. We realized, in the past, we were excluding some of the single-family home sales in the County from our calculations. In 2010, we modified our methodology to include those previously excluded home sales in Shelby County. We went back and updated 2009 and 2008 sales for Shelby County and the State. However, currently, we do not have data for years before 2008. Therefore the Shelby County and State sales volume and median and average prices are not comparable to the years prior to 2008. If we get data in the future we will update those earlier years, as well.
