BUILD Loan Program
The purpose of the BUILD Loan Program is to promote the production, preservation, and rehabilitation of housing for low and very low income households by making low interest short term loans available to eligible nonprofit organizations that help meet the housing needs of low and very low income households in Tennessee by engaging in eligible low income housing activities. The loans may be secured or unsecured depending on the proposed activity.New Start Loan Program
The New Start Loan Program is designed to promote the construction of new homes for low and very low income Tennesseans. The New Start Loan Program will be delivered through non-profit organizations (the “New Start Program Partner” or “Program Partner”) with established programs for the construction of single family housing for low and very low income households. The New Start Program Partner is responsible for selecting the homebuyer, determining eligibility, constructing the home, providing homebuyer education, originating and servicing the New Start Loan.Homebuyer Education Certified Trainers
THDA maintains a list of certified homebuyer education trainers who can help consumers as they consider purchasing a home. Trainers should be contacted early in the home buying process. Early participation in a homebuyer education program can help consumers make sound decisions as they make plans for a successful home buying experience. THDA-Trained REALTORS® understand the THDA products available, know THDA eligibility criteria, and can explain the steps necessary to obtain THDA low-interest rate mortgages and down payment/closing cost assistance. A THDA-Trained REALTOR® can help locate the right property -- a property that will meet THDA requirements -- and negotiate a contract which may not require any out-of-pocket monies from a buyer at closing.
